Starting a small family bussnes we are starting with allmost no funds but we are about to start a job hopefully if the bids right we are gonba have to rent the machines on this one need some advice on what machines to rent local rental place dont have machines heavier then 7000 lb machines also the jobs a demo on a slightly burnt house

First need some more info, how big is the structure, one/two story, slab/footer removal also. Haul units flatbed dump/dump trailer/dump truck. Lot size/other structures/ trees/ utilities/access to house,flat ground/side of hill. Distance to dump, how many trucks, do you have to sort the loads or will the landfill/dump take it all in mixed loads. This all factors in time, day/week rental. Any machines with a loader you would want a 4x1 bucket, any trackhoe you would want a thumb to help sort and load out.

update

Its a small house. Mostly gutted by fire. No utilities present at this time its a foundation home with a small pier beam add on its a single story house on the middle of the property with a few trees in got about a half acre so we have space and all the material waste is going in a roll off container that belongs to a friends buissness we are hoping to get away with just renting one machine but are open to more if need be also it right off a road in the housing district in downtown my main qeustions are what machine could handle this project easly. Like i stated all the rental places around us there machines stop at around 7000 lbs thanks for the advices

You could probably get it done with a CTL (Compact Track Loader) with a grapple bucket, IF you're a good operator and careful.

Or a mini-excavator with a thumb, which gives you more reach and grab and tear capability but will be slower loading maybe and easier to flop over if you grab something heavy and off balance.

What's the square footage of the house? I use a rough number of 1,000 SF is 100CY of debris, of course this changes depending the on construction of the house and whether or not there are personal contents such as furniture, appliances, clothing, etc inside the home. That equation does not take into account foundations or footings which can vary widely.

Depending on the size and construction of the home there may be enough metal debris to warrant a metal only roll off you can send to the recycle yard instead of the landfill. Scrap prices are in the toilet so you have to weigh that decision depending on how much metal is recoverable and the time is takes to recover it, in addition to the hauling costs against the potential income.

I would lean towards an excavator for the demo if you're going to have one machine. A 7K lb machine is on the light side for house demo but I'm also a use what you got kinda contractor.;)

What size roll-offs will you be using- 20's, 30's or 40's? I prefer 40's for soft demo debris but we load it with a 321, loading a 40 with a 7K mini will be very difficult. A 30 would be the largest can I would get with that small of a machine.

What rate are you getting on the roll-offs? Tonnage cap with over tonnage billed or a flat rate no matter what it weighs?

First you need to figure out how much debris will need to be disposed, see formula above and seat of the pants experience. There's nothing like experience in estimating demo but there's only one way to get it - dive in after doing as much upfront work estimating as possible.:cool2

Second figure your costs to take it down - machine rental/ownership costs and disposal fees however you get rid of the debris.

Third any permitting, utility disconnects, insurance, business licenses, etc that are required.

Fourth and most important - the profit you want to make on the job. The profit is the fine line between getting the job and making money and working for free..:cool:

A house demo with a 7k lb machine is doable, only if it has a thumb, no thumb and you can forget it. I've demo'ed multiple houses with my Cat 303's that were too tight for a larger machine, I demo'ed a intact 2,600 sq. ft. single story house with a full 8' basement under it in 3 days with a tandem (12 yards capacity, running low sides to get into it with the mini) running to the landfill and back (45 minute round trip), no room for dumpsters efficiently) The main issue with that one was with the basement I ran out of reach long before I got the inside walls down, had to pull the subfloor across the support beams and work it up as I pulled it off. Basement was being saved so no damage to it either. I'm not sure what you mean by a foundation home? 4' crawl space? Slab? If its a slab then a mini will work no problem, fold the house in on the slab to contain the debris and work it all onto the slab, same thing if it has a crawl space. Don't pull the walls to the outside unless you absolutely have to, creates a lot of mess and takes much longer to clean up. Most the 30's in my area are tall sided, will be hard to get into with a mini very easily. try one and see how it goes, if you have to you could get 20's instead. Does the foundation have to come out? Done a few of those with the 303 as well, they go much easier with my 18 ton hoe but sometimes you don't have that luxury :rolleyes: At any rate, if you're half a decent operator you should be able to get it done in a week. YMMV.

Good point about the different can sizes. Couple pros in favor of the CTL, you can open the gates on your can and drive in with a bite of debris, get a good jag in the can. Also the CTL will have a very rugged ROPS/FOPS cab, the mini-ex probably not so much, just in case of ahem, miscalculation? YMMV

You beat me to it CM1995, 40 is around 8' tall on the ground, and 30 is 6', 20 around 4' 5" tall. May get 14-20 tons depending on the truck. Here asbestos runs $80.00 a ton and all else average $50.00 ton so 15 tons at 50 = $750.00 plus haul fee, might as well say $1000,00 per load. Demo permit around $100.00. 11,000-18,500 # trackhoe $1250.00 per week and $200.00-$450.00 haul fee, T300 skid steer $1600.00 week and may be able to get it on the same truck as the hoe. Would not do a daily rate due to container hauling and not being able to control the trips. Need to add 75-125 gallons fuel and some chainsaw chains, may also need a water truck in some areas Once again need a thumb,4x1/grapple on the machines. Your over $8,000.00 in just ballpark costs and still need to find the profit you need, it adds up quick.

Whos helping me out to get me a profit on this one the house is about 1500 sqfeet on slab foundation exept for a small ad on to the back side thats literly a 12 by 12 foot space for a 7 k lb machine im looking from 600 to 800 rental for a week minus fuel and delivery of machine and i will be doing more loading the demo thia house had a fire gut it so only realy got to push walls in and break up to fit in roll off containers not much metal so not gonna worry bout the scrap all the fees will be paid by the lot owner in cluding permit to disposal im just looking for a number that will make me money and not ve to much for the lot owner. Btw im paying only me and two others one is my bizz partner and obe helper me and my partner are young operators and just trying to make a go of this biusness most my ex is on a dozer and frontend loader and his is on a dozer so these machines are new to use but iv use mini hoes at my last job enough to know how to operate one decently thanks to all for the help

Should be a pretty easy job for you then it sounds like. One other piece of advise, if you are using a open cab mini excavator make sure you are wearing a respirator mask to keep all of the dust and ashes and all that out of your lungs!!! If you have a way to water it down that would be best, either way, make sure you've got a mask on.

Do you have contractors insurance? It doesn't sound like there's much room for profit on this job. Demolition can be very dangerous if you don't have much experience. Not too much different than clearing bush, things can happen unexpectedly.

We do have insurance but its not a huge policy and i have talked and have a agreement with the lot owner. That due to the situation and it being a demo things could go bad the lot owber has stated he wants a clean lot abd dosent care how its done as long as its clean only thing i got to leave are the trees and one electric pole and its not wired so overhead wirings not a issue ither

Last I heard, Workman's comp if you hire anyone is 100% of the wages for demo work.. of course that WAS 40 years ago!

For a 1,500 sq. ft. house on a half acre there isn't much that could go wrong unless you drop the house on yourself, which, if you have any common sense at all you should be able to figure out how to do it and not have that happen. Go at it slow and easy and don't get ahead of yourself. A picture of the house would help us a bit too...

Ok the owner of the lot is paying all the disposal fees so that takes a load of estimating off your back.

Figure up the rental plus delivery fees and fuel, then figure out how much you want for your time and any labor other than you, that you need to pay.

No one here on HEF can tell you what your time is worth and what you need to make, those are personal decisions.

Rent from Equipment Dealers

Try local equipment dealers, Cat , Link Belt, Komatsu,etc they usually have rental machines.
